September is starting with slightly tighter housing inventory in both Somerset and Morris Counties, while mortgage rates edged modestly higher.

The latest verified full-month data for Somerset County is from July, and it points to a market that remains competitive while gradually moving toward better balance.

  • 257 closed sales
  • $865,000 median sale price
  • +5.2% year-over-year
  • 30 days median time on market
  • 491 homes in month-end inventory
  • 2.9 months of supply

Condos & Townhomes

  • 138 new listings
  • 90 closed sales
  • $460,000 median sale price
  • 28 days on market
  • 196 units in month-end inventory
  • 2.5 months of supply

What It Means

Well-presented Somerset County single-family homes near the county median continue to attract attention, but buyers may have a little more breathing room than they did during the most competitive periods of the market.

Condos and townhomes continue to provide an important alternative for first-time buyers, downsizers, and buyers looking for a lower entry point into Somerset County.

Morris County remains especially competitive for single-family homes.

Condos & Townhomes

  • 133 new listings
  • 130 closed sales
  • $557,000 median sale price
  • 34 days on market
  • 176 units in month-end inventory

What It Means

Morris County's single-family market continues to favor sellers.

For buyers, that makes being fully prepared and pre-approved before finding the right home especially important. Sellers who price and present their homes appropriately may still see strong activity and relatively quick sales.


 This Week's Inventory: Where Are the Homes?

Compared with last week's published baseline, overall active inventory slipped slightly in both counties.

Somerset County

819 active listings — down 11 from last week

  • Single-family: 452 ↓ 10
  • Condos: 88 ↑ 3
  • Townhomes: 176 ↓ 4
  • Multifamily: 24 ↑ 1

Morris County

1,002 active listings — down 18 from last week

  • Single-family: 657 ↑ 6
  • Condos: 88 ↓ 7
  • Townhomes: 126 ↓ 11
  • Multifamily: 23 — unchanged

 The Numbers Behind the Numbers

The headline isn't simply that inventory went down.

In Somerset County, single-family inventory fell by 10 homes.

That's important for buyers who had recently started seeing more choices. If you're looking for a detached home—particularly near the county's median price—being prepared to act when the right property appears remains important.

There is some encouraging news for buyers considering attached housing: Somerset condo inventory increased slightly.

Morris County tells a different story.

Although total inventory declined by 18 listings, single-family inventory actually increased by six homes. Most of the decline came from condos and townhomes.

That potentially gives Morris County detached-home buyers a little more selection while buyers seeking attached housing may face fewer choices.

 Mortgage Strategy Tip

Don't evaluate the market on price alone.

Before touring homes, know approximately what the monthly payment looks like at several purchase prices.

For example:

“What happens to my payment if I go from an $800,000 home to an $850,000 home?”

Knowing that number before you fall in love with a property can make the decision-making process much easier.

Its $865,000 asking price matches Somerset County's current single-family median sale price, making it a useful real-world example of what buyers may encounter around the county median.


 Mortgage Rate Update

According to the Freddie Mac Primary Mortgage Market Survey® for the week ending September 3, 2026:

  • 30-year fixed: 6.71% — up from 6.66%
  • 15-year fixed: 6.04% — up from 5.98%

That's a modest increase, and rates remain within a relatively narrow recent range.

But here's the number I'd encourage buyers to focus on:

Your payment—not the headline rate.

The mortgage rate you may qualify for can differ from a national survey average based on factors including your credit profile, down payment, occupancy, property type, loan amount, points and lock period.

Instead of asking only:

“What are rates today?”

A better question may be:

“At the price I'm considering, what would my estimated monthly payment look like?”

That puts the conversation back where it belongs—on your budget and your home-buying goals.

For buyers, the takeaway is simple:

Don't build your home-buying strategy around trying to perfectly predict the next Fed decision.

Instead, understand what you can comfortably afford today, stay prepared, and evaluate opportunities as they appear.


?? Local Good News: Canstruction Comes to Bridgewater

From September 15–22, Bridgewater Commons will host Canstruction, where design teams create large-scale sculptures entirely from canned food.

After the exhibition, the cans are donated to the Food Bank Network of Somerset County to help local families facing food insecurity.

It's part art exhibit, part design competition and part community food drive—and a great example of our local community coming together.
