Somerset & Morris County NJ Real Estate Market Update

April 10 – April 16, 2026

Here’s this week’s Somerset + Morris County market pulse you can share with clients: a quick read on the latest county inventory trends, one fresh premium listing, and a few local picks for Friday, April 10 through Thursday, April 16.

Local Market Update

The latest county reports still show a market that favors well-prepared sellers, Somerset County remained essentially flat week over week, while Morris County saw a meaningful increase in inventory as more spring listings hit the market. Buyers have more options than they did a week ago in Morris County, while Somerset continues to offer a relatively steady supply.

Inventory (Active listings — week over week)

Week-over-week compares to last week’s published snapshot you used in the prior email. Counts below come from current Zillow county/type pages as of Friday, April 10.

Somerset County

• Total active: 513 ? (-2)

Single-family: 289 ? (-1)

Condos: 68 ? (+5)

Townhomes: 84 ? (-14)

Multifamily (duplex/triplex): 10 ? (-10)

Morris County

• Total active: 746 ? (+33)

Single-family: 451 ? (+32)

Condos: 76 ? (-3)

Townhomes: 106 ? (-5)

Multifamily (duplex/triplex): 18 ? (+1)

Agent takeaway: this week’s live counts show a more balanced market emerging, particularly in Morris County where single-family inventory climbed meaningfully. Somerset remained relatively steady overall, though there were fewer townhome and multifamily options. Buyers who were frustrated by limited choices earlier this spring may have more opportunities now, while sellers should pay close attention to pricing and presentation as competition increases.

Inventory note: Zillow “Total active” and each “home type” count are separate filters and are not intended to sum to the total. Filters can overlap, and totals may include categories outside these specific home-type pages.

National Rate Environment

Mortgage rates remained volatile this week as markets continued to react to inflation concerns and shifting Treasury yields. The overall range for most borrowers remains similar to recent weeks, but day-to-day movement has been more noticeable. The practical takeaway remains the same: focus on total monthly payment, cash-to-close, and long-term affordability rather than waiting for headlines to improve.

Financial Markets / Economic Themes

Spring inventory is finally starting to build in many local markets, but affordability remains the biggest challenge. Buyers continue to be payment-sensitive, which means homes that are priced correctly and show well are still moving, while homes that miss the mark are sitting longer and seeing price reductions.

Feel-Good Local Story

Warmer weather and spring events are making this one of the best times of year for buyers to explore neighborhoods before making a move. Local downtowns, parks, and community events are becoming busier, giving buyers an opportunity to get a better feel for where they want to live.
