The latest full-month data for March 2026 shows Somerset County with a $550,000 median sale price33 average days on market, and 205 homes sold. Morris County came in at a $660,008 median sale price25 average days on market, and 291 homes sold. In plain English: Morris is still moving faster and pricing stronger overall, while Somerset remains solid but with a little more time on market than a year ago.

Quick takeaway for agents: Inventory expanded meaningfully in both counties this week, especially in single-family and townhome inventory. That should give buyers a little more breathing room, but it still does not read like a fully balanced market. Morris saw the bigger jump, while Somerset’s gains were broad-based across nearly every category.
