Bergen + Essex County Market Pulse — Week of August 15, 2026
A warm, data driven look at what is really happening in Bergen County NJ real estate and the Essex County NJ housing market this week, plus a quick NJ mortgage check in and a few local lifestyle highlights.
If you live, work, or hope to buy in Northern NJ real estate, you already know this summer has felt a little different. There are more listings popping up in your favorite search apps, yet the nicest single family homes still seem to disappear after one busy weekend of showings. That tension between “more choices” and “fierce competition” is exactly what we are seeing across both Bergen and Essex counties as we head into the week of August 15, 2026.
Let us start with the hard numbers, then we will connect them to what you might actually experience at an open house, in a listing appointment, or while you are refreshing rate quotes on your next NJ mortgage.
Bergen County: Two Markets Under One Roof
June 2026 verified data confirms what many agents and buyers have been feeling in Bergen County NJ real estate. Single family homes and attached homes are behaving like two related, but very different, markets.
For single family homes, new listings reached 806, up 8.3% year over year. Closed sales jumped 13.0%, and the median sale price climbed to $946,000, up 7.3%. Homes went under contract in a median of 28 days, and sellers received an average of 105.5% of their list price. Even with that bump in activity, there were only 1,066 homes available and just 2.5 months of supply, which still points to a solid seller leaning market for well priced properties.
Townhouses and condos tell a looser story. New listings hit 333, up 13.7% from last year, while closed sales were essentially flat at 207. The median sale price settled at $575,000 with a longer 39 day median market time. Most importantly, inventory here has expanded dramatically, with 655 homes available and 3.7 months of supply. If you are a buyer feeling squeezed out of Bergen County homes for sale at the single family level, this attached segment is where you may finally feel like you can breathe and negotiate a bit.
Looking at fresh, live listing data for mid August, Bergen County sits at roughly 2,347 active listings with a median list price of $799,000 and an average market time of 29 days. That lines up with broader research that shows a maturing, more balanced Bergen market compared with the frenzied days of 2021 and 2022, even while values remain strong and inventory is still tight by historical standards.
Essex County: Single Family Heat, Condo Momentum
The Essex County NJ housing market has its own personality this summer, and it is running hot in the single family segment. June 2026 data shows 524 new single family listings, up 10.1% year over year, yet closed sales actually slipped 2.7% to 361. That dip in closings is not due to a lack of demand. Median sale price surged to $961,000, up 9.8%, and homes sold in a blistering 23 days on average. Sellers captured an eye catching 112.2% of their list price, a reminder that strong Essex submarkets do not always follow calmer national headlines.
Inventory for single family homes remains tight, with 659 homes available and 2.3 months of supply. For buyers hunting Essex County homes for sale in places like Montclair, Maplewood, or Glen Ridge, this means you are still stepping into multiple offer territory on the most attractive listings, especially those that are move in ready and close to trains, parks, and town centers.
Townhouses and condos in Essex are also having a moment. New listings came in at 132, while closed sales jumped 37.7% year over year to 95. The median sale price reached $560,000, and days on market hovered around 32. With 199 homes available and 2.8 months of supply, this segment offers a touch more breathing room than single family, but it is still very active. For first time buyers or downsizers who want to stay in the county, this is a critical part of today’s Northern NJ real estate landscape.
Live listing data for mid August shows approximately 2,271 active listings across Essex County with a median list price of $679,000 and an average market time of 36 days. That combination of higher prices and relatively quick sales explains why preparation, pricing, and a clear financing game plan matter so much right now.
Featured Northern NJ Listings: Ultra Luxury and Everyday Dream Homes
At the very top of the Bergen County NJ real estate ladder, 23 Tamarack Road in Alpine is a reminder that the ultra luxury segment is alive and well. Listed at $18,500,000, this newly constructed estate offers more than 16,000 square feet, with 8 bedrooms, 9 full baths, 3 half baths, a pool, a wine cellar, and a private double cul de sac setting. For agents working with high net worth clients, this type of property speaks to Bergen’s continued appeal as a premier New York metro enclave.
On the more attainable side, but still firmly in the “special home” category, 17 Ferncliff Rd in Bloomfield Township is listed at $699,000. This Tudor style home offers 3 bedrooms, 2.5 baths, and approximately 4,085 square feet in the Oak View section. With hardwood floors, a wood burning fireplace, private office, finished attic and basement, fenced yard, and a detached garage, it is the kind of Essex County homes for sale listing that can anchor a family’s next chapter while staying connected to Montclair, local parks, and transit.
Mortgage Market Snapshot: Small Rate Moves, Big Decisions
For anyone planning to buy, sell, or refinance, the NJ mortgage conversation is just as important as the listing data. Freddie Mac’s survey for the week ending August 13, 2026, put the national average 30 year fixed at 6.67%, down slightly from 6.69% the prior week. The 15 year fixed benchmark hovered near 6.0%. Freddie Mac’s chief economist highlighted that recent increases in purchase and refinance applications suggest borrowers are responding even to small moves in rates as inflation data improves.
July’s Consumer Price Index rose just 0.1% for the month, and the annual rate eased to 3.4%. Producer prices were unchanged. That is a better inflation backdrop, but it does not mean rates will move in a straight line. If you are shopping Bergen County homes for sale or Essex County homes for sale this month, it is wise to stay in close contact with a trusted loan officer, review updated scenarios weekly, and decide in advance what rate and payment combination still feels comfortable if markets bump around during your search.
Lifestyle Check In: Jazz, Movies in the Park, and Community Roots
One of the best parts of following Northern NJ real estate is remembering that people are not just buying square footage. They are choosing schools, parks, music, and memories. This week’s community calendar across Bergen and Essex is a great snapshot of why so many buyers are determined to plant roots here, even in a competitive market.
Highlights for August 15 to 21 include the Montclair Jazz Festival Downtown Jamboree and Block Party at Lackawanna Station on Saturday from noon to 10pm, Downtown After Sundown with Yvonnick Prene in South Orange on Saturday evening, and Danny V’s 52nd Street Band Billy Joel Tribute in North Arlington on Tuesday night. Families can catch Jurassic World: Rebirth and Zootopia 2 at Van Saun County Park in Paramus on Wednesday and Friday at sunset, and jazz lovers can enjoy TK Blue at Jazz Under the Stars at the Englewood Public Library on Thursday at 7:30pm.
Behind the scenes, the Montclair Jazz Festival is produced by JAZZ HOUSE KiDS, a nonprofit that serves 1,085 students and provides nearly $70,000 in scholarships through jazz education, performance, and mentorship. For many local families, this is exactly the kind of feel good story that makes the Essex County NJ housing market more than just numbers on a spreadsheet. It is about giving your kids access to experiences that shape who they become.
Putting It All Together and Next Steps
So where does this leave you as a buyer, seller, or local professional in Bergen and Essex counties this week. If you are buying, expect more options on the screen, but be ready to move decisively on the best single family homes. Consider widening your search to townhouses and condos, where inventory is building, and partner early with a lender so your NJ mortgage plan is solid before you fall in love with a home. If you are selling, lean on your agent’s pricing expertise, especially in August, when serious buyers are still out there, but a portion of the market is focused on vacations and back to school.
